Hello Robert Goodnight,

DU will determine the ratios, as long as you have an approve/eligible & the non-occupant has declarations completed accurately to show they are not going to occupy the property you can follow DU.

Original question: 
I have a borrower that his father is going to be an un-occupied co-borrower. We are doing a Conventional purchase. Seller will not go FHA so Is there anything as far as ratios when you have an un-occupied co-borrower. My borrower is not a first time buyer
